online portal activation.

Each and everyone of our tenants has access to their very own online portal system. We call this the "resident portal." To receive access for a portal, you must first fill out an application with us. If approved, you will then be sent an activation link by a PlayaLifeIV staff member. With this link, you are able to create an account and become a full member of the PlayaLife community!



Making rent payments.

Rent payments are made super simple with our state of the art online portal system. Once logged into your resident portal, all payments are to be made towards the online ledger. This ledger is jointly linked with everyone in the same household. Custom payment amounts can be submitted by navigating to the payments tab and clicking pay now. Rent is always posted on the 1st of every month and due on or before the 3rd. On the 4th, it then becomes late. Do keep in mind, the current balance section will always reflect the household balance and never your individual portion. We at PlayaLifeIV do not keep track of tenants individual portions of rent. We simply apply the total rent for the month and tenants have full independence to divide the total payment amongst the housemates however they see fit. 


AutoPay.

Autopay is a great system integrated onto our portal system. Autopay will automatically make payments to the online portal every day of the month so you don't have to worry about being late on rent. The autopay system is fully customizable and allows you to choose the date of payment and amount. To setup your auto payment navigate to the "home" page. There you will see an option to "Set Up Autopay." Always make sure to turn off your autopay on the last date of payment. For most properties this date is May 1st. If autopay isn't turned off manually, it will continue to make payments to the online ledger.


BILLING.

We cannot take money out of your account by any means unless you manually submit a payment to the ledger or have enabled auto-payment. This means, you will never have money unexpectedly taken from your account by PlayaLifeIV. Tenants submit a payment using the online portal system.



The account ledger & payment info.

The online ledger system is a joint account between everyone living in the household. More specifically, everybody on the same joint and severally liable lease agreement. Any and all charges will be posted to the account ledger. These include but are not limited to rent payments, security deposits, maintenance charges and late fees. Tenants will submit their individual portions towards the account ledger until the balance is paid to zero. To access your ledger, navigate to the payments tab and locate the "view full account ledger" button.



Security Deposits.

Security deposits are an integral part of any rental with PlayaLifeIV. These deposits hope to ensure a cleaner, well-maintained household by move-out. Security deposits are 100% refundable depending on the condition of the household after move-out. In no way do security deposits count towards any amount of rent, they are strictly towards cleaning and damages at the end of the year. We require a 2-month security deposit on all our properties.

Late Charges & fees.

Late fees are applied on the 4th of every month if unpaid rent is detected on the ledger. Late fees will never be applied towards anything besides rental income. If you have mistakenly received a late fee for anything other than late rent please give us a call.
